Three businesses have now shuttered inside the Giroux Building on Massachusetts Avenue, leaving one of Lexington Center's most prominent commercial blocks with thousands of square feet of empty storefronts overlooking the Battle Green.

Abbott's Frozen Custard was the latest to go dark at 1853 Massachusetts Ave., confirming its permanent closure in August 2026 after six years in town. Owner Jason Denoncourt cited pandemic losses and four consecutive years of construction that blocked the store during peak season, as we reported Aug. 6.

But Abbott's is not alone. Via Lago, a Lexington restaurant that operated for 37 years, closed at the end of May 2025 when its lease expired, according to MassLive. A Chinese restaurant in the same building also shut down, though its name and exact closure date have not been publicly confirmed.

The three departures have turned a single-storefront vacancy into a cluster. Linear Retail Properties' own listings show available retail space in the Giroux Building ranging from 959 to 5,668 square feet as of Aug. 12.

The 18,228-square-foot building sits at 1833–1853 Massachusetts Ave. with frontage on four streets: Massachusetts Avenue, Meriam Street, Depot Square and Depot Place, according to commercial real estate records. Linear Retail acquired the property in September 2015 for $10.465 million. At the time, partner Aubrey Cannuscio said the firm would "continue to seek additional acquisitions in vibrant communities like Lexington."

Now, three of the building's storefronts sit empty. No replacement tenants have been announced, and Linear Retail has not publicly commented on leasing plans or a timeline for filling the spaces.

The vacancies carry weight beyond the building itself. The Giroux Building sits at the heart of Lexington Center's retail and tourism corridor, directly across from the Buckman Tavern and Battle Green. Its four-street frontage makes the empty storefronts hard to miss for pedestrians and drivers passing through the center of town.

Abbott's had been locked up and dark for months before the closure became official, according to NBC Boston. The shop's only remaining Greater Boston location is in Needham.

Linear Retail Properties' website continues to market the available Giroux Building spaces. No public hearing dates or tenant announcements are scheduled as of Aug. 12.
