A Lexington homeowner's bid to build beyond the town's floor-area limit and a developer's plan to truck 2,200 cubic yards of fill onto a recently subdivided lot go before the Board of Appeals on Thursday, Aug. 27. The remote public hearing starts at 7 p.m. via Zoom, according to the meeting agenda.

Both cases are open to public comment.

The first application (Record ZBA-26-13) involves 124 Grant Street, where Rodolpho Moraes is seeking a special permit on behalf of property owner Subu Magge to exceed the maximum gross floor area allowed under the town's zoning bylaw. The request cites sections 135-9.4 and 135-4.4.3, which let the board grant relief from floor-area limits. The agenda does not specify how much additional square footage is being requested.

The second case (Record ZBA-26-9) targets 25 Maple Street, where James Patnaude, representing Grand Central Suites LLC, wants to bring 2,200 cubic yards of fill onto the property. That volume requires a permit under Chapter 43-1 of the town code. The agenda does not state the purpose of the fill.

The Maple Street application follows a related approval: the Planning Board on Aug. 5 signed off on a preliminary subdivision of the same parcel (Map 30, Lots 105 and 106) into two lots with a turnaround, according to town records. The property sits in Lexington's RO (One Family Dwelling) zoning district.

Chair Ralph D. Clifford will preside, joined by members Nyles N. Barnert, Norman P. Cohen, James A. Osten and associate member Thomas Shiple. Any resident may appear at the hearing or send a representative, according to the legal notices published Aug. 13 and Aug. 20.
