Construction is underway on a 237-unit apartment complex off Forest Ridge Road in Concord.
Atlanta-based developer Wood Partners announced Sept. 8 that it had broken ground on Alta Thoreau, a two-building project at 265 and 269 Forest Ridge Road on the former Camp Thoreau site. The complex will include one-, two- and three-bedroom units across two five-story buildings, with completion expected in February 2028.
A quarter of the units will be set aside as affordable housing.
The Concord Housing Foundation has reported that 60 of the 237 rental units will be priced for households earning up to 80% of Area Median Income. That works out to roughly one in four homes reserved for lower-income renters.
The project will be Wood Partners' first Passive House community in Massachusetts. The standard sharply reduces energy use. Alta Thoreau will run entirely on electric power and incorporate porous pavement instead of traditional asphalt in parts of the site.
Jim Lambert, managing director at Wood Partners, said in the company's announcement that the project draws on Concord's connection between people, place and landscape. He called the development a contemporary take on that tradition and said the company is eager to contribute to the town's growth.
The project moved through Concord's approval process over the past year. The town's Zoning Board of Appeals issued a special permit for the development in April 2025, according to the Concord Housing Foundation. Planning Board minutes from May 2026 show the town planner reported that building permits were expected in June, with site work expected to begin in August.
Wood Partners ranks among the five largest multifamily developers in the country and has eight other projects across Massachusetts. The company has developed more than 115,000 units nationwide.
Planned amenities include a pool, fire pits, a dog park, yoga and Pilates studios, and a golf simulator. The buildings will feature what the developer calls a "Modern Agrarian" interior design inspired by the surrounding woods.
No leasing timeline has been announced. Completion is targeted for February 2028.
